Do your homework
Start by researching local real estate agents. Ask friends or family for recommendations, and check recent sales in your area to get a sense of property values.
Meet with agents
Shortlist a few agents and meet them in person. Ask about:
- Their recommended method of sale (private sale or auction)
- Fees and commissions (fixed or percentage-based)
- Marketing strategies (online listings, signage, photography, etc.)
- Suggestions for preparing your home for sale
- How they value your property and set price expectations
Choose an agent
Select an agent you trust and feel comfortable with. Don’t base your decision solely on the lowest commission or highest estimated sale price. Here’s what to consider:
- Are they transparent and responsive in their communication?
- Do they have experience selling homes similar to yours?
- Are they knowledgeable about your local area and market?
- What is their approach to marketing and presenting properties?
- Can they share recent sales results and references from past clients?
- How do they plan to attract buyers to your home?
- What support do they offer throughout the selling process?
- Can they clearly explain each step so you feel informed?
Prepare your home for sale
A well-presented home can attract more buyers and a better price.
- Tidy the garden and entryway
- Declutter and remove excess furniture
- Use neutral colours and fix minor repairs
- Clean carpets and tidy cupboards
- Remove personal items to help buyers imagine themselves in the space
Inspection day
On inspection day, make sure your home is clean, bright, and comfortable. Open windows, turn on lights, and consider leaving during inspections to help buyers feel at ease.
Other costs to keep in mind
In addition to agent fees and marketing, budget for conveyancing (legal transfer of ownership) and, if you have a mortgage, any early exit fees from your lender.
