Moving into a retirement village is a big step, so it’s important that you have financial certainty and peace of mind from the very beginning.

Our residence contracts

Our residence contracts are designed to be simple and transparent, with no hidden costs. Before you move in, you'll even know how much you'll receive when you move out. We offer 3 contract options, each designed to suit different financial preferences, although the options available may vary depending on the village you choose.

Our upfront management fee option

With our Prepaid contract, you pay the entry payment for your home plus a 20% management fee upfront. 

When you leave, you receive 100% of your entry payment, less any deductions under your contract.

Our residence contracts offers a simplified financial process and a high level of clarity. It is designed to give you confidence about your finances and any support you may need, both now and in the future. Here are some of the ways our contract offers you peace of mind:

Delighted or refunded
We want you to be confident with your decision to move into a RetireAustralia village. If you decide within 90 days of moving in that retirement living isn’t for you, we’ll refund your money.
Financial certainty
There are no hidden costs. From the day you move in, you’ll have a clear understanding of how your exit entitlement is calculated when you leave the village. With no exposure to market fluctuations, sales costs or refurbishment costs, you can feel more confident about your financial future.
Support you can count on
Should you ever need care and support, rest easy knowing that you can access services from our care team and trusted partners. What’s more, if you vacate your home in a village to move into a serviced apartment, care apartment or care suite with RetireAustralia, you won’t pay an additional entry payment or management fee.

Your entry payment gives you the right to live in your new home. It is influenced by the local property market and demand for homes in the retirement village.

Unlike most property transactions, you won’t pay stamp duty which saves you thousands of dollars up front.

We want you to feel confident with your decision to move into a RetireAustralia village, so our contract includes disclosure, cooling-off and settling-in periods.

Before you move in, you’ll know exactly how much you will receive when you leave. Our Prepaid contract management fee is capped at 20% of your entry payment (if you leave within the first three years, part of the management fee is returned to you). Our Postpaid contract management fee is capped at 35% of your entry paymentaccrued over your first three years in the village. With our Refundable contract there is no management fee.

Everyone’s situation is different, so it’s wise to get independent legal and financial advice before signing a contract.

Moving into a retirement village is an investment in your lifestyle, health, and wellbeing. You’ll enjoy a friendly community, a safe and supportive environment, and access to services, activities and amenities that help you live well.

Fees cover the everyday running of the village such as upkeep of village amenities, council rates, building insurance and staff salaries. By law, these are charged on a cost-recovery basis, and we make no profit.

For additional peace of mind, village finances are audited by an independent party every year.

Our Support at Home team, or one of our trusted partner providers, may be able to help you stay comfortably at home for longer with support that suits your lifestyle.   

 In most cases, and subject to availability and your care needs, you’ll have priority access to transfer to a care or serviced apartment or Care Hub with us.

When it comes time to leave your home, we ensure the process is simple and stress-free for you and your loved ones.

Weprepareyour home for the next resident,usuallyat no extra cost. The onlyexceptions are ifthere’s damage, excessive wearand tear, or if we need to removeadditions or alterations thatyou made.   

Based on the age of your home, the work we undertake could range from a fresh coat of paint to abrand-newbathroom or a full renovation.

Our professional team will find a new resident for your homeas quickly aspossible,and youwon’tbe charged anysales or marketing fees.

You will not share in any capital gain, nor will you bear any capital loss.

If your home is on the market for any length of time, your village services fees will be capped.

When you leave your home, we’ll work with you to find a new resident as quickly as possible. If a new resident hasn’t been found within the legislated timeframe, we’ll buy it back from you. 

  • New South Wales: If a new resident hasn’t been found within 6 months, we’ll buy it back.
  • Queensland: If a new resident hasn’t been found within 18 months, we’ll buy it back.
  • South Australia: If a new resident hasn’t been found within 12 months, plus a 30day legislated marketing period, we’ll buy it back.

If you ever need to vacate your home and move to care accommodation with RetireAustralia, you won’t pay an additional management fee or entry payment.
