Costs vary between villages and home types. Here’s how the pricing structure generally works:
- Entry payment: A lump sum paid for the right to live in a retirement village home under a long-term licence to occupy. The amount you pay is based on the local Adelaide property market and demand for homes in the village.
- Ongoing village service fees: Contributes to the day‑to‑day running of the village, including maintenance of shared areas and facilities, gardening, building insurance, council rates and village management costs. By law, these fees are set on a cost-recovery basis and RetireAustralia makes no profit from them.
- Management fee: Payable when you leave the village, this fee helps cover the long‑term costs of owning and managing the village. It accrues over time, is calculated as a percentage of your original entry payment and is capped. Details are outlined in your residence contract.
