  • Serviced apartments: Purpose-built for residents who want independent living with a little more day-to-day support. Available at several villages including Queens Park, Bramblewood, Belrose Country Club, Murray Gardens and Riverina Gums.
  • Care apartments: Glengara Care on the Central Coast offers 70 spacious care apartments with nurse-led care, a premium alternative to traditional aged care.

RetireAustralia villages are not available for rental. Most NSW communities operate under a leasehold model, where you pay an entry contribution for the right to live in your home under a long-term lease. 

Two Sydney villages (Belrose Country Club and Bramblewood) offer freehold strata title, where you own your home outright. Both models provide long-term security of tenure rather than a rental arrangement.

Pets are welcome at the majority of RetireAustralia’s retirement villages across NSW. Most homes come with private courtyards or gardens, and RetireAustralia considers pets part of the family. Some guidelines apply around the types of pets suited to village life, so it’s worth checking with your preferred community for the specifics.

RetireAustralia’s NSW retirement villages are generally designed for people aged 55 and over, though some communities may have different minimum age requirements. If you’re moving in as a couple, at least one person will generally need to meet the minimum age criteria. Contact your preferred village to confirm the specific eligibility requirements.

Yes. On the Central Coast, Tarragal Glen recently completed a major expansion, adding 42 brand-new 1 and 2-bedroom independent living apartments, bringing the village to 479 homes total. 

Wood Glen in Erina is also home to The Rise, the Central Coast’s first vertical retirement living development, offering luxury 2 and 3-bedroom apartments across two buildings. Both are great options if you’re looking for something modern within an established, well-connected community close to Erina Fair.

Costs vary between villages and home types. Generally, you’ll pay an entry contribution along with ongoing service fees covering maintenance, insurance, rates and access to shared facilities. Service fees are set on a cost-recovery basis, meaning RetireAustralia cannot profit from them. 

A management fee is payable when you leave the village, this fee helps cover the long-term costs of owning and managing the village. It accrues over time, is calculated as a percentage of your original entry payment and is capped. Details are outlined in your residence contract.

Note that the 2 freehold strata villages in Sydney (Belrose Country Club and Bramblewood) operate under a different ownership structure, contact those villages directly for pricing details. For all other villages, contact the village team to request a quote.

Most RetireAustralia villages in NSW operate under a leasehold model, RetireAustralia owns the land and buildings, and you acquire the right to live in your home under a long-term lease, without paying stamp duty on entry. 

At Belrose Country Club, residents own their properties outright on strata titles. Bramblewood is also a freehold village on a strata title. Freehold ownership means stamp duty and strata fees apply.

RetireAustralia’s NSW villages offer a range of care options depending on the community:

  • Glengara Care (Central Coast): A premium alternative to traditional aged care, with 70 nurse-led care apartments. No ACAT assessment required.
  • Queens Park (Sydney): 24/7 on-site care team, serviced apartments with personalised care plans, and temporary respite care.
  • Serviced apartments: Available at several villages, including Bramblewood, Belrose Country Club, Tarragal Glen, Murray Gardens and Riverina Gums, for residents who want independent living with more support.
  • Support at Home: Available across all NSW villages, providing household help, personal care and nursing either privately funded or through Support at Home government funding.

Most RetireAustralia villages are designed for independent, active living; they’re retirement villages, not aged care, but support is there when you need it.
