RetireAustralia villages are not available for rental. Most villages operate under a leasehold model rather than a rental arrangement. You pay an entry payment for the right to occupy your home under a long-term lease or licence. Costs vary between villages and home types. Generally, you’ll pay an entry payment along with monthly service fees covering maintenance, insurance, rates and access to shared facilities. Service fees are set on a cost-recovery basis, meaning RetireAustralia cannot profit from them.
A management fee applies when you leave the village. This fee helps cover the long-term costs of owning and caring for the community. The fee is calculated as a percentage of your original entry payment, and is capped. You’ll find the full details in your residence contract.
Most RetireAustralia villages in Queensland operate under a licence or leasehold model. This means RetireAustralia owns the land and buildings, and you acquire the right to live in your home under a long-term lease or licence, without paying stamp duty on entry.
Some RetireAustralia villages offer freehold strata title, where you own your home outright, though stamp duty and strata fees apply. The village team can explain the model that applies to your preferred community.
RetireAustralia is a retirement living provider, not aged care; the communities are designed for people who want to live independently. However, if your needs change, support is available:
- Care Hubs: Arcadia in Brisbane and The Verge at Burleigh on the Gold Coast both have dedicated 10-suite Care Hubs for residents who need a higher level of ongoing support.
- Support at Home: Available across most Queensland villages, covering household help through to personal care and nursing, either privately funded or through approved government-funded Support at Home services.
