Costs vary between villages and home types. Generally, you’ll pay an entry payment along with ongoing service fees covering maintenance, insurance, rates and access to shared facilities. Service fees are set on a cost-recovery basis, meaning RetireAustralia cannot profit from them.

A management fee applies when you leave, capped at 35% of your entry price. Belrose Country Club and Bramblewood are freehold strata title villages; you own your home outright, though stamp duty and strata fees apply. Two of RetireAustralia’s three Sydney villages, Belrose Country Club and Bramblewood, are freehold strata title. This means you own your home and a share of the community facilities, similar to owning an apartment. Stamp duty and strata fees apply.

Queens Park operates under a leasehold model, where RetireAustralia owns the land and you acquire the right to live in your home under a long-term lease, one benefit being that you won’t pay stamp duty on entry. The village team can explain which model applies and what it means for you.

Facilities vary across the three villages:

• Belrose Country Club: Indoor pool, spa, sauna, tennis court, croquet green, putting green, gym, arts and crafts, hairdressing salon and on-site medical consulting room with visiting professionals.
• Bramblewood: Resident lounge, billiards table, dining room, hair salon and medical consulting room, in a quiet bushland setting with the train station 450m away.
• Queens Park: Dining room, alfresco space, community lounge, hair salon and a 24/7 on-site care team, directly across from Queens Park and the Centennial Parklands.

All three villages have 24-hour emergency call systems and active social calendars.

• Queens Park: A 24/7 on-site care team, personalised care plans and a dedicated Care and Wellness Coordinator. Serviced apartments include daily meals, housekeeping and tailored personal care. Respite care is also available for short stays.
• Belrose Country Club: Serviced apartments located within the Country Club offer meals, housekeeping and linen laundry. Support services are also available.
• Bramblewood: Serviced apartments available with meals, housekeeping and linen laundry provided, along with access to RetireAustralia’s Support at Home services for household help, personal care and nursing.

All 3 villages can connect residents with government-funded Support at Home services where eligible.

Respite care is a short-term stay, typically from two weeks up to four weeks, in a fully furnished, private serviced apartment. It’s designed for people recovering from a hospital stay, those whose regular carer needs a break, or anyone who simply wants to experience retirement village life before making a decision.
